Check Outs

A check out report is a thorough check of the property at the end of the tenancy, including cleanliness and any items that appear damaged or missing, using the inventory to compare and ensure accurate comparisons are made. This is carried out after the tenant vacates the property. Even if we have not previously carried out the inventory, we are still able to use the document you have for the check out.  Using our attention to detail, we document the condition the tenants have left the property in and can offer our professional advice to determine whether any deductions need to be proposed against the deposit, whilst remaining balanced and impartial.

The property cannot be entered before the check out has taken place, which must be carried out within 48 hours of the the tenants departure  as this could effect the validity of the report. We understand that timings can be tight when a tenant vacates the property especially if maintenance works are being carried, which is why we offer our clients last minute appointments*.

Designed Bedroom

  We use the latest technology to take time-stamped digital photos to accompany the descriptive text which can be enlarged on our reports to view the finer details. Meter readings are also taken which is inclusive in all our inventory and check out reports. We not only record the main keys returned by the tenant but also include window, garage and any other additional keys originally provided to the tenant. We can then return to the landlord or agent.

Do I need a Check Out Report?

A thorough and detailed check out report is imperative in order to provide evidence of the property condition. Contrary to popular belief, it is down to the landlord to provide sufficient evidence to show why they might be entitled to the tenants deposit.
