Interim Inspections
An interim inspection is a great way for residential landlords to check the condition of their property during a tenancy. We prefer to call these inspections, "visits" to avoid giving the impression that we are checking up on the tenants.
Interim inspections are important for tenancies as they can pick up any signs of damage, wear and tear or other maintenance issues so these can be resolved before the end of the tenancy, reducing the chance of a dispute. Both landlords and tenants benefit from these visits as tenants may use this opportunity to report any issues as well.

We recommend an initial visit 3 months into the tenancy and then every 6 months after this. Legally, tenants are entitled to quiet enjoyment of the property without any unnecessary interruptions by the landlord so we would not recommend disturbing the tenants too often, however if there are any genuine causes for concern or ongoing maintenance issues, these visits can be conducted a little more regularly.

We will contact the tenants to arrange a suitable time to carry out the visit and give them the opportunity to be present. If the tenant cannot be present we can collect keys from a home address or letting agency with the tenants permission.
