HMOs

If you are a tenant or a landlord with tenants moving into shared rental accommodation, it is imperative you have an inventory of the property prepared before you move in which needs to be impartial and unbiased. It may not be the case that you have all moved in at the same time which is why we have tailored our inventories to cater for HMO tenants. We provide an inventory on a room/ room and ensuite only basis suited for the needs of our HMO clients so you don't need to pay for a full inventory. The inventory report will document what is at the property and the condition of it, including any furniture. Having a third party carry out an inventory or checkout is one way to eliminate any ambiguity and to ensure an unbiased report is provided. We have trained with one of the top tenancy deposit schemes so have up to date knowledge on how to conduct a thorough and detailed report.

If your Landlord or Agency has not provided an inventory or checkout we would highly recommend having one carried out to protect yourselves and help minimise the chance of a dispute at the end of the tenancy. Even if these are provided, you are still able to obtain your own as well.
